Thinking about moving to Andersonville?

Andersonville sits along Tennessee Route 61, east of Norris and south of Norris Lake. It is an unincorporated Anderson County community, with rural roads, established homes, and routes toward the lake shaping the way people experience the area.

Start with the life you want: a manageable commute, a garden, room for a workshop, or more time around the water. Then compare individual properties against those priorities. Two homes with the same mailing city can have very different roads, services, and upkeep.

The address deserves a closer look.

The 37705 mailing area extends beyond the core community. Confirm the parcel's county, jurisdiction, school assignment, utilities, and any subdivision rules before relying on the word “Andersonville” in a listing.

02 / EXPLORE THE AREA

Country roads, lake-oriented neighborhoods & nearby towns

The Route 61 corridor

Use the main-road corridor as a starting point for understanding everyday travel. Visit the property at your normal departure time and compare the full drive to the places you use.

Norris Lake roads

A lake-oriented neighborhood may offer a view, community access, or proximity to a marina. Read the documents to establish exactly what comes with the property.

Rural homes & acreage

Look beyond the acreage figure. Compare slope, usable outdoor space, road access, drainage, restrictions, and the cost of maintaining the land.

Nearby comparisons

Explore Norris, Clinton, and Rocky Top to see how homes, services, and travel patterns differ.

For the broader lake search, read the Norris Lake Communities guide. County lines and shoreline roads matter more than a straight-line distance on a map.

03 / SCHOOLS

Confirm schools with the exact address

Andersonville Elementary School is part of Anderson County Schools and lists its campus at 1951 Mountain Road. The district also operates middle and high schools serving different parts of the county.
View Map

Ask the district to confirm the assigned elementary, middle, and high school for the specific property, along with enrollment documents and transportation. A nearby school or a listing portal's school display is not assignment confirmation.

04 / SET UP THE ESSENTIALS

Water, electricity, wastewater & trash

Obtain recent utility bills, then confirm each service individually. A provider operating nearby does not establish service at the house—or an affordable connection for vacant land.

Electricity

Clinton Utilities Board is a regional starting point for electricity research. Confirm the serving utility, meter, transfer process, and any line-extension costs for your address.

Water

Anderson County Water Authority provides water and sewer services in its service area. Check the supplier, tap, capacity, and connection charges for the parcel; investigate any private well separately.

Septic or sewer

Public water does not prove sewer service. For septic, obtain permits, approved bedroom capacity, system location, maintenance records, and an appropriate inspection.

Trash & other services

Confirm collection or disposal arrangements and current accepted materials. Check gas availability, propane arrangements, and delivery access separately.

05 / WORK FROM HOME

“Internet available” needs an address check

Check the FCC broadband map, then ask the listed providers whether they can install the service you need at the full address. Confirm connection type, upload and download speeds, construction charges, data limits, and the installation timeline.

Test mobile reception inside the home and along the driveway. If remote work is essential, investigate a backup connection before committing to a property. A ZIP-code coverage claim is a starting point, not an installation promise.

06 / KNOW THE PARCEL

Community name, county & permitted use

Confirm county and municipal boundaries from the parcel record and responsible offices. An Andersonville mailing address does not by itself establish jurisdiction or the rules that govern improvements.

Ask the appropriate planning and permitting office about additions, workshops, animals, manufactured homes, accessory dwellings, subdivision plans, and rentals. Review deeds, recorded restrictions, HOA documents, and private-road obligations separately.

Rural does not automatically mean unrestricted.

Tell me what you hope to do with the property so we can identify the records and professional advice needed before you buy.

07 / PLAN THE WHOLE BUDGET

Property taxes & the cost of owning here

Request the current property-tax bill, parcel record, and tax history. Verify the applicable taxing jurisdictions, classification, exemptions, and how a reassessment or improvements may affect future bills.

Compare insurance, utilities, internet, HOA dues, and maintenance as well as the purchase price. Acreage can add fencing, tree work, driveway repairs, and equipment costs. A lake-oriented property may add community fees, storage, or shoreline-related expenses.

For property in a preferential assessment program, ask qualified tax and title professionals about eligibility and possible consequences of changing use. Your household budget deserves property-specific numbers.

08 / EVERYDAY SERVICES

Healthcare, groceries & your regular errands

Map the grocery, pharmacy, primary-care practice, dentist, and veterinary services you would actually use. Include the drive from the driveway, rather than just the nearest town name.

Methodist Medical Center in Oak Ridge is a regional hospital resource with emergency and other clinical services. Check your providers' current services, new-patient availability, and insurance participation directly. For an emergency, call 911.

Try an ordinary weekday outing before deciding: groceries, an appointment, a school pickup, or a work trip. A home that works wonderfully for a lake weekend may have a different everyday rhythm.

09 / GETTING AROUND

Try the commute you will actually make

Route 61 connects Andersonville with the Norris area and routes toward I-75. Your local roads and destination determine whether a Knoxville, Clinton, or Oak Ridge commute works for you.

Drive at the hours you expect to travel. Check curves, grades, school traffic, the final road into the neighborhood, and alternate routes. Lake peninsulas and winding roads can make a short map distance feel much longer.

For flying, compare the complete trip to McGhee Tyson Airport, including traffic, parking, and check-in time. Do not use a single communitywide drive-time estimate for every property.

10 / NORRIS LAKE LIVING

A lake view is only the beginning

Andersonville is a starting point for exploring the southern Norris Lake area. Anderson County tourism lists Stardust Marina at 149 Stardust Lane, with boating services and lakeside dining. Confirm current operating hours, rentals, slip availability, and fees directly before planning around a specific service.
View Map

For a home, distinguish a view from frontage, deeded access, community access, and an approved dock. Review the actual route to the water, shoreline slope, seasonal conditions, and applicable documents.

Ask before assuming a dock is included—or possible.

Shoreline permissions, existing approvals, and any buyer requirements need individual review with TVA and the appropriate professionals. Nearby water does not create private access rights.

11 / LAND & RURAL HOMES

Look beyond the acreage number

Usable terrain

Walk the land with appropriate professionals. Locate practical building, garden, parking, and animal areas, then investigate soil, slope, and drainage.

Legal access

A visible driveway is not proof of recorded access. Review surveys, easements, road maintenance agreements, and emergency-vehicle access.

Water & wastewater

Confirm septic suitability and approved capacity, any reserve area, well condition, and written utility-extension estimates.

Restrictions & history

Read recorded documents for your intended use. Ask about permits, prior improvements, encroachments, and any mineral or timber rights.

Buying rural property is part home purchase, part detective story. I enjoy helping you organize the questions and bring in the inspectors, surveyors, title professionals, and permitting offices needed for the answers.

12 / ENJOY EAST TENNESSEE

Make room for weekends outside

Explore the Norris area, Norris Lake, and the broader Anderson County recreation options as part of getting to know the community. Plan a visit with time to see the roads and services you would use on a normal week.

For park visits, check current trail maps, notices, activity rules, and reservations with the site operator. If boating is important, compare the particular marina and launch you would use, along with the actual drive and seasonal availability.

13 / FOUR SEASONS

Watch the driveway—and where the water goes

Pay attention to shade, steep grades, drainage paths, retaining walls, and low spots around the home. Review disclosures and inspection findings for water intrusion, crawlspace moisture, and past storm damage.

Check mapped flood information and discuss insurance needs for the individual property. Heavy rain and drainage problems can affect a home outside a mapped high-risk area. For rural roads, ask about winter maintenance, tree work, and delivery access.

15 / A FEW COMMON QUESTIONS

Moving to Andersonville: FAQs

Is Andersonville the same place as Norris?

No. Andersonville and Norris are distinct communities. Mailing areas can overlap broader geography, so verify the parcel's location and jurisdiction rather than relying on the mailing city.

Does an Andersonville address mean the home has lake access?

No. Verify recorded access, community rules, shoreline rights, and any dock permissions for the specific property.

Can I commute to Knoxville or Oak Ridge?

Compare the full route from the property at your expected travel times. Road layout, local traffic, and your final destination matter more than a broad community estimate.

Which schools would my children attend?

Ask the school district to confirm assignments for the exact address and school year. Check transportation and enrollment details at the same time.

Can I have animals, a workshop, or a short-term rental?

Review recorded restrictions, HOA rules, permitting, and local requirements for your intended use before buying. Rural surroundings do not establish permission.
