About Debbie Herb
Honest guidance, local insight, and real estate experience shaped by real life.
I’m Debbie Herb, a REALTOR® with Crye-Leike Real Estate Services, and I’ve been helping people buy and sell real estate since 1989.
I started my real estate career in the Buffalo, New York area, spent many years working in Florida, and eventually found my way to East Tennessee. Over the years, I’ve helped first-time buyers, retirees, investors, families relocating across state lines, sellers starting over, sellers downsizing, people handling estates, and homeowners who simply knew it was time for a change.
That experience taught me something important:
Real estate is never just about the house.
It’s about the life attached to it.
Sometimes that means finding the right place to begin a new chapter.
Sometimes it means selling a place that holds years of memories.
And sometimes it means making a decision you never expected to be making at all.

What life taught me
In January 2026, I was diagnosed with cancer. This changed my perspective in ways I never expected. It taught me that time is precious, plans can change overnight, and there is very little room in life for pretending that things matter when they really don’t.
It also taught me to appreciate the ordinary things we sometimes overlook: home, family, laughter, a quiet morning, people who show up when things get hard, and the comfort of having a place where you genuinely feel safe and at peace.
For sellers: respect and strategy
That perspective affects the way I work with both buyers and sellers.
If you’re buying, I want you to understand what you’re really getting, not just fall in love with pretty countertops and a great front porch.
If you’re selling, I know you’re not simply putting four walls and a roof on the market.
You may be selling the home where you raised your children.
The home you remodeled room by room.
The property you thought you’d keep forever.
Or maybe you’re thrilled to sell it and can’t wait to hand over the keys. That counts too.
Every seller has a reason for moving, and I believe that reason deserves to be respected.
My job is to help you make smart decisions, protect your equity, position your home properly, and market it in a way that gives buyers a reason to care.
And that means more than putting it in the MLS.
Good marketing matters.
Pricing matters.
Photography matters.
Presentation matters.
Timing matters.
The story matters.
I’ve seen too many homes sit on the market because they were priced incorrectly, photographed poorly, marketed generically, or simply presented without any real strategy.
A house does not sell just because it is listed. It has to be positioned.
When I work with sellers, I look at the property through a buyer’s eyes. I pay attention to what makes the home stand out, what may cause hesitation, what needs to be explained, what should be highlighted, and what could hurt the sale if it isn’t addressed.
I also believe sellers deserve straight answers.
If I think the price is too high, I’ll tell you.
If the photos are hurting the listing, I’ll tell you.
If something about the property is going to make buyers pause, I’d rather identify it early and develop a plan than pretend it doesn’t exist.
That isn’t negativity.
That’s strategy.
Because my goal isn’t to tell you what you want to hear so I can get the listing.
My goal is to help you sell.
For buyers: the details matter
And if you’re buying, that same honesty applies.
I’ll point out the things I love about a property, but I’ll also point out the things that concern me. I want you to understand the drive to work, the internet service, the property restrictions, the taxes, the terrain, the surrounding area, and anything else that could affect your everyday life.
That’s especially important in East Tennessee, where two homes twenty miles apart can offer completely different lifestyles.
Knoxville is different from Oak Ridge.
Clinton is different from Maryville.
Lake property is different from mountain property.
Acreage can mean privacy and freedom, but it can also come with questions about access, restrictions, utilities, septic systems, terrain, maintenance, and neighboring uses.
Those details matter.
That’s why I don’t believe my job is simply to “sell” someone a house or stick a sign in a seller’s yard.
My job is to help people make good real estate decisions.
A real guide to East Tennessee
Today, I help buyers and sellers throughout East Tennessee, with a special love for relocation, rural properties, acreage, land, mini farms, lake communities, and properties that need a little more thought than simply checking boxes on a search form.
I also created EastTNwithDebbie.com because I wanted people to have more than another real estate website filled with houses.
I wanted to create a real guide to East Tennessee.
The towns.
The counties.
The lakes.
The backroads.
The events.
The employers.
The communities.
And the things people usually don’t discover until after they move here.
For buyers, that means understanding what life might actually look like after closing.
For sellers, it means understanding how to market not only the property, but the lifestyle and location that come with it.
Because buyers don’t just buy square footage.
They buy the morning drive.
The backyard.
The view.
The porch.
The school district.
The nearby lake.
The quiet road.
The convenience.
The feeling they get when they imagine themselves living there.
That’s where thoughtful marketing can make a real difference.
People come first
My cancer journey also taught me something else that has become very important to the way I do business:
Perspective.
A real estate transaction can be stressful, but people matter more than transactions.
Your money matters.
Your timeline matters.
Your reason for moving matters.
Your future matters.
And the decision needs to be right for you, not for me.
After nearly four decades in real estate, and after a few life lessons I certainly didn’t volunteer to take, I still believe the best way to do this business is pretty simple:
Listen carefully.
Do the research.
Tell the truth.
Communicate.
Market intelligently.
Protect your client.
Keep things in perspective.
And never pressure someone into a decision just because there’s a commission attached to it.
Someone firmly in your corner

Just good information, straight answers, smart strategy, a little humor when we need it, and someone firmly in your corner.
