East TN with Debbie / Campbell County relocation guide

Moving to East Tennessee

Moving to Campbell County, Tennessee?

Norris Lake. Cumberland Mountain views. Small towns and country roads. A practical guide to the communities, services and property details that matter when you make Campbell County home.

From LaFollette and Jacksboro to a little farther down a country road, let’s find a property that works for your life—and understand what comes with the address.

01 / Get your bearings

Thinking About Moving to Campbell County?

Campbell County sits north of Knoxville along I-75, stretching from Norris Lake country toward the Kentucky border. Jacksboro is the county seat. LaFollette, Caryville and Jellico offer different starting points for exploring the area; the right fit depends on your housing needs, budget and everyday destinations.

A lake view, wooded ridge or room for a garden can be a wonderful starting point. Then we look at the practical details: the drive to work, the grocery run, internet installation and what the property can actually support.

Schools

Confirm current assignments with Campbell County Public Schools using the exact address.

Utilities

Electricity, water, wastewater, gas and broadband need separate service checks.

Healthcare

Research LaFollette Medical Center and the route to your regular providers.

Getting around

I-75, US 25W and TN 63 are key routes; a lake or mountain address can add substantial local-road travel.

Land & lake homes

Investigate usable acreage, restrictions, legal access, septic and any shoreline rights.

02 / Explore the map

Campbell County Towns & Norris Lake Communities

These names help orient your search. They are not school assignments, municipal boundaries or guarantees about any individual property.

LaFollette

Explore established homes, downtown streets and properties along the Jacksboro Pike corridor. Compare access to shops, healthcare and routes toward Norris Lake.

Jacksboro

The county seat is a practical starting point for courthouse business and everyday errands. Compare homes near town with acreage farther from the main roads.

Caryville

At the I-75 and US 25W/TN 63 connection, Caryville offers a useful starting point for southbound commute research and visits to Cove Lake State Park.

Jellico

Near the Kentucky border on I-75, Jellico deserves its own travel and service comparison. A Knoxville commute from here differs considerably from one beginning in Caryville.

Norris Lake communities

Explore areas around Jacksboro and LaFollette, including lake-oriented neighborhoods and roads toward marinas. Verify the county, shore access, dock documents and seasonal water conditions for each parcel.

Other communities & rural roads

Include places such as Elk Valley, White Oak, Duff and Habersham when they meet your needs. Rocky Top lies partly in Campbell County; confirm the parcel rather than relying on a mailing address.

Visit at different times of day. Check road grades, noise, delivery access and the route to your regular destinations. A location that works for a weekend visit may feel different on a workday.

03 / Schools

Schools in Campbell County

Campbell County Public Schools lists Campbell County High School and Jellico High School, Jacksboro and LaFollette middle schools, and elementary schools serving communities including Caryville, Jacksboro, Jellico, LaFollette, Elk Valley, Valley View, White Oak and Wynn Habersham.

Contact the district with the exact address to confirm assignment, enrollment documents, transportation, programs and changes for your move year. A nearby school or a portal listing is not assignment confirmation.

For career training or college study, research TCAT Jacksboro and Roane State’s Campbell County location. Confirm current programs and schedules directly.

04 / Set up the essentials

Utilities: Check Each Service Separately

Ask for recent utility bills, then confirm service with each provider. A line at the road does not prove a connection, available capacity or an affordable extension.

Electricity

LaFollette Utilities Board supplies electricity in portions of Campbell County. Jellico Utilities is another starting point in the northern area. Confirm the provider, meter and transfer requirements for the parcel.

Water

LaFollette Utilities and Jellico Utilities are starting points for service research. Other districts or private wells may apply. Confirm the actual supplier, connection, pressure and tap or extension costs.

Sewer & septic

Public water does not establish sewer service. Obtain septic permits, approved bedroom capacity, field and reserve-area locations, maintenance records and an appropriate inspection.

Natural gas & propane

Powell-Clinch Utility District provides natural gas service in Campbell and Anderson counties. Verify a serviceable line at the home. For propane, compare tank ownership, lease terms and delivery access.

For wells, investigate water quality, yield, pump equipment and replacement costs with qualified professionals. On vacant land, verify septic suitability and written utility estimates before relying on a proposed building site.

Ask about municipal trash pickup, private hauling or county disposal facilities. Check current hours and accepted materials; do not assume a collection site accepts construction debris or that pickup reaches a private road.

05 / Work from home

“Internet Available” Needs a Follow-Up Question

A provider serving a ZIP code does not guarantee an installable connection at the house. Rural Campbell County buyers should confirm service early, especially when working remotely.

Check the FCC broadband map, then contact the listed providers with the full service address. Ask about upload and download speeds, connection type, installation date, construction charges, data limits and backup options. Test mobile reception inside the home and along the driveway.

A coverage map starts the conversation. A provider confirming it can install the service you need is much more useful. Let’s investigate before the house becomes your new Zoom headquarters.

06 / City or county?

The Mailing Address Is Only Part of the Story

A LaFollette, Jacksboro, Caryville or Jellico mailing address does not alone establish municipal jurisdiction. Confirm county and city boundaries using the parcel record and the responsible offices.

Ask the applicable county or municipal office about permits, land-use requirements, fire protection, trash and your proposed improvements. Review HOA rules, recorded restrictions and road responsibilities separately.

07 / Plan your budget

Property Taxes in Campbell County, TN

Tennessee residential property is generally assessed at 25% of its appraised value. The tax rate is expressed per $100 of assessed value. Confirm classification, assessed value, current rates and any municipal tax for the parcel.

Illustration only$400,000 × 25% = $100,000

At that appraised value, the residential assessed value would be $100,000. Annual tax = assessed value ÷ 100 × applicable tax rate. This is not a Campbell County tax quote.

Ask for the current bill and tax history. Reassessment, changes to improvements, classification and relief programs can affect the amount. For acreage in a preferential assessment program, investigate eligibility and possible rollback consequences before changing use.

08 / Cost of living

Cost of Living in Campbell County, TN

Tennessee does not impose state income tax on earned income. That is one piece of the moving budget, not the whole budget.

Compare property and sales taxes, insurance, utilities, internet, any HOA fees and the cost of maintaining the home and land. Rural ownership can also mean driveway gravel, tree work, fencing, well equipment, septic maintenance and a longer grocery trip.

The useful question is: What will this particular property cost me to own? I’ll help you gather the property information; a qualified tax professional can address your personal tax situation.

09 / Healthcare

Healthcare in Campbell County

Tennova Healthcare’s LaFollette Medical Center is a local hospital resource with an emergency department. Confirm current services, specialist availability and insurance participation directly with the hospital or provider.

Routine care

Locate a primary-care practice, pharmacy, dentist and any recurring care you need. Confirm new-patient availability and appointment logistics before moving.

Regional hospitals

Research hospital and specialist options in Knoxville and Oak Ridge according to the care you need. Map the actual trip from the property.

Jellico & northern addresses

Confirm the current operating status and services of any facility you plan to use near Jellico or across the Kentucky line. Do not rely on an old hospital directory or map pin.

Public health

Use Tennessee’s local health-department directory for Campbell County services, appointments and current contact details.

For an emergency, call 911. A clinic or health department is not a substitute for a hospital emergency department.

10 / Getting around

Try the Commute You Will Actually Make

I-75 is the major north–south corridor toward Knoxville and Kentucky. US 25W and TN 63 connect the Caryville, Jacksboro and LaFollette area, while TN 63 continues east toward Claiborne County. US 25W also serves mountain-area travel toward Jellico.

For Knoxville employment, compare the full driveway-to-workplace route, including I-75 traffic and the final city streets. For Clinton, Norris or Oak Ridge destinations, compare the appropriate I-75 exits and connecting roads. Northern Campbell County and lake peninsulas can add a meaningful local-road drive before you reach the interstate.

Drive at your expected work hours. Check grades, curves, school traffic, roadwork, winter shade and alternate routes. No single countywide commute estimate is dependable for every home.

11 / Airport

Flying In? Plan the Whole Trip

McGhee Tyson Airport (TYS), in Alcoa in neighboring Blount County, serves the Knoxville region. Check flights, parking, ground transportation and construction updates directly with the airport.

From Campbell County, airport travel depends considerably on your starting point and route. Map the trip from the exact property and leave room for traffic. For frequent travel, include that drive in your home comparison rather than relying on a broad “near Knoxville” description.

12 / Moving paperwork

Put the Paperwork on Your Moving List

Review Tennessee’s new-resident driver’s-license requirements and the identification and residency documents needed before making an appointment. Vehicle title and registration questions go through the resident county clerk; requirements vary with the title, lien and vehicle situation.

Keep your moving records together and confirm the current process for your move date. This is less entertaining than choosing a porch swing, but much easier to handle with the right documents in hand.

13 / Land & rural homes

Buying Land & Homes with Acreage in Campbell County

Campbell County is a place to explore wooded land, homes with acreage and possible mini-farm or workshop properties. Availability changes, and the words in a listing do not determine what you can build or do.

Usable land

Look at slope, drainage, soils and the location of practical building or garden areas. Five acres on paper and five usable acres can be very different things.

Restrictions & intended use

Review deeds, title, HOA documents and applicable local requirements. Verify animals, RVs, manufactured homes, accessory dwellings, workshops, rentals and subdivision plans before buying.

Legal access

A visible driveway is not proof of legal access. Review easements, surveys, shared-road agreements, maintenance obligations and access for emergency vehicles.

Septic, wells & extensions

Check permits and approved bedroom capacity, reserve-area needs, well condition and water quality. Obtain written utility-extension and site-work estimates for land.

Flooding & drainage

Check FEMA maps, disclosures, creek crossings and drainage patterns. Flooding can happen outside mapped high-risk areas; discuss insurance and inspection findings.

Title & property history

Ask title and survey professionals about boundaries, encroachments, mineral or timber rights and recorded easements. Verify permits for existing improvements.

I enjoy the detective part. We will bring in the appropriate inspectors, surveyors, title professionals and permitting offices for the determinations that need their expertise.

14 / Enjoy East Tennessee

Norris Lake & Cumberland Mountain Days

Boating, hiking and mountain scenery are part of Campbell County’s appeal. Start with the access points you would use, then check current conditions, reservations and activity rules.

Norris Lake

Research marinas, launch ramps and the actual drive to the water. Compare seasonal water levels, storage and launch fees. Nearby lake scenery is different from deeded access or an approved private dock.

Cove Lake State Park

In Caryville, explore lakeside recreation, trails, picnic areas and camping. Check the park’s current alerts and reservations.

Indian Mountain State Park

Near Jellico, this park provides another northern-county outdoor destination. Check current trails, day-use amenities and camping information.

Cumberland Trail & mountain access

Explore the Cumberland Mountain segment and official trailheads near Cove Lake and LaFollette. Check open sections and trail conditions; the Cumberland Trail is not continuously complete.

Lonas Young Park

Research this county park on Norris Lake for local recreation and current facilities, hours and reservation information.

ATV & public-land rules

Check county ATV road information and the rules of the specific trail system or land manager. Proximity to a trail does not establish legal riding access from a private parcel.

15 / Everyday life

Shopping, Services & Property Types

Explore everyday grocery, pharmacy, hardware, banking and other services along the Jacksboro–LaFollette corridor and in Caryville or Jellico according to the home’s location. Confirm store hours and the services you need. For broader shopping or specialist appointments, include Knoxville-area trips in your comparison.

In-town & established homes

Compare age, updates, maintenance, parking and municipal services. Review permits and condition rather than assuming an older or renovated home is ready for every use.

Lake-oriented homes & cabins

Compare year-round access, HOA costs, rental rules, insurance and actual water access. A lake view and lake frontage are different features.

Homes with acreage

Investigate gardens, workshops or possible mini-farm uses through usable terrain, fencing, soils, restrictions and utility capacity.

Land & manufactured homes

Confirm approved building sites, septic, road frontage or easements, installation requirements and financing eligibility before treating the property as move-ready.

Rural errands also include veterinary care, feed, equipment repair, propane delivery and moving-truck access. Test the turnaround area and ask whether delivery vehicles will use the driveway.

16 / Four seasons

Pay Attention to the Driveway—and the Water

Plan for warm, humid summers, seasonal changes, heavy rain and occasional winter snow or ice. Elevation, shade and exposure can make a particular property feel different from a forecast for a nearby town.

Check steep drives and shaded roads, ask who maintains them and look for drainage issues around the house. Inspect gutters, retaining walls, crawlspaces and creek crossings. Ask about past water intrusion, storm damage and power-outage preparations.

The scenery deserves your attention. So does where the rain goes. Review current forecasts and warnings, property disclosures, flood information and insurance options before making assumptions.

18 / A few common questions

Moving to Campbell County: FAQs

Can I commute to Knoxville or Oak Ridge?

Research the exact property and workplace. I-75 is a key Knoxville route, but mountain roads and lake peninsulas can add substantial travel before the interstate. Test the trip at your usual work hours.

Which communities should I explore?

Start with LaFollette, Jacksboro, Caryville and Jellico, then compare rural and lake communities using your budget, housing needs and regular destinations.

How do I confirm schools?

Contact Campbell County Public Schools with the exact home address and move year. Confirm assignment, transportation and enrollment requirements directly.

Does lakefront mean I can have a dock?

No. Verify land rights, TVA approval, existing permit compliance and the ownership-transfer process. Some waterfront parcels are not eligible for a private dock.

Can I find unrestricted acreage?

Listings may describe property that way, but verify deeds, title, easements, local requirements and your intended use. Rural acreage does not establish permission for animals, RVs, rentals or additional homes.

Will a rural home have public water, sewer and fiber?

Each service needs its own address check. Public water does not prove sewer service, and a coverage map does not guarantee an installable internet connection.

What should I check on a private road?

Review recorded legal access, a survey, maintenance agreements, bridge or culvert condition, emergency access and lender or insurer requirements.

How can Debbie help?

Debbie can organize the search around your priorities and help gather the property questions to verify with providers, local offices, inspectors, surveyors and title professionals.
