01 / Get your bearings

A county with more than one way to live.

Downtown streets. Established neighborhoods. Lake access. Room for a garden. Knox County brings a lot of East Tennessee into one home search.

If you’re moving to Knoxville TN, start with the places you’ll use every week: work, groceries, healthcare, recreation and any schools you’re researching. Then compare individual properties against that daily routine.

Knoxville is a city within Knox County. Farragut is a separate town, and much of the county is unincorporated. A Knoxville mailing address alone doesn’t tell you which rules or services apply.

Explore roads on the interactive map

Use this map to explore the area. For an individual property's parcel lines and jurisdiction, start with KGIS and confirm details with the responsible office.

02 / Explore the map

Find the setting that fits your everyday life.

Use these area names to orient your search, then check the address. Community names are not school zones, municipal boundaries or promises about a property.

Downtown & the Old City

Explore condos, lofts and nearby neighborhoods. Compare parking, building rules, event activity and the walk to the places you use.

Bearden, Cedar Bluff & West Knoxville

A broad westward search area along and around Kingston Pike. Compare access to shopping, work and cross-town routes at your usual travel times.

Farragut & Turkey Creek

Look at the municipal boundary as well as the neighborhood name. Verify the property’s utilities and town requirements before making comparisons.

Hardin Valley & Karns

Compare subdivision homes and properties with more land. Check the actual route to work, school assignments, sewer and any development nearby.

Powell, Halls & Fountain City

Northern search areas with a range of housing settings. Test travel along Emory Road, Broadway/Maynardville Pike and Clinton Highway as relevant.

Gibbs, Corryton & Mascot

Include these northeastern and eastern areas in a land-focused search. Check county boundaries, road access, septic records and broadband for each parcel.

South Knoxville & South Knox County

Compare urban neighborhoods with properties farther out. Check bridge routes, Chapman Highway access, terrain and your recreation priorities.

North & East Knoxville

Explore individual neighborhoods and properties by your budget, housing needs and destinations. Use the same objective property checks throughout your search.

03 / Schools

Check the address. Then check it again.

Public school assignments

Knox County Schools serves Knoxville and Knox County. Use the district’s school-zone search for the exact home address, and confirm with the district before relying on an assignment. Listing portals, a neighborhood name and a nearby school are not confirmation.

Zones, transfers and transportation arrangements can change. Ask about the current year, any announced changes and bus eligibility.

Enrollment & other options

KCS says enrollment takes place at the student’s zoned school and must be completed by a parent or legal guardian. Review its current document checklist before your visit.

Research private schools and Tennessee homeschool requirements directly if those are part of your plans. Compare programs, services and logistics according to your own priorities.

04 / Set up the essentials

One county. Several utility providers.

Electricity, water, wastewater and natural gas can come from different providers at the same home. Get the seller’s recent bills, then confirm service and connection details directly with each provider.

Electricity & gas

KUB and LCUB are starting points for electric service research. KUB also provides natural gas in its service area. Confirm the provider, meter status, transfer timing and any deposit for the address.

Water & wastewater

The city’s utility directory lists KUB, First Utility District, Hallsdale-Powell, West Knox, Knox Chapman, Northeast Knox and Luttrell-Blaine-Corryton utility districts. Their coverage differs; use the directory to find the provider for the parcel.

Public water ≠ public sewer

A home with public water may use septic. Ask whether sewer is connected, merely nearby or unavailable. For a planned connection, obtain written capacity, tap-fee and extension-cost information.

Private well or septic

Request permits and maintenance records. Arrange appropriate inspections and well-water testing. Confirm approved septic bedroom capacity before planning an addition or counting finished rooms as bedrooms.

05 / Work from home

“Nearby fiber” is not connected fiber.

If your job depends on internet, make service verification part of the purchase decision.

Check KUB Fiber and LCUB broadband using the exact service address. Other wired and wireless options may be available; check each provider directly rather than assuming neighborhood-wide coverage.

Ask for available upload and download speeds, installation timing, construction charges, data limits and the earliest service date. A coverage map is a starting point; an installable order is stronger evidence. Test cell reception inside the house, too.

06 / City or county?

The mailing address is only part of the story.

Questions to ask by jurisdiction
Location What to verify
City of Knoxville Applicable city and county property taxes, city zoning and permits, and eligibility for city trash/recycling services.
Town of Farragut Town boundaries, town zoning and permits, county taxes and address-specific utilities. Check current municipal tax information directly with the town.
Unincorporated Knox County County zoning and permits, county taxes, trash arrangements, utility districts and fire-protection provider or subscription arrangements.

Use KGIS for an initial boundary check, then confirm questions with the responsible office. Map layers do not replace a survey, title review or written zoning determination.

07 / Trash & recycling

Know who takes it away.

Inside Knoxville city limits

Check whether the property qualifies for city garbage service and review the recycling program, cart instructions, collection schedule and accepted materials. Apartment, condo and commercial arrangements may differ.

Outside the city

Confirm private-hauler or HOA collection arrangements. Knox County convenience centers are another resource; check current hours, resident eligibility, quantity limits and accepted materials before loading a vehicle.

08 / Plan your budget

Read the tax bill behind the listing.

Residential property in Tennessee is generally assessed at 25% of its appraised value. The tax rate is expressed per $100 of assessed value. Confirm the parcel’s classification, taxable value and current rates with the relevant offices.

Illustration only$400,000 × 25% = $100,000

At that appraised value, the residential assessed value would be $100,000. Annual tax = assessed value ÷ 100 × applicable tax rate. This is not a tax quote.

Knoxville city property can carry both city and county taxes. Unincorporated county property does not carry Knoxville city property tax. Check town rules separately for Farragut. Do not assume the seller’s tax bill predicts yours: reassessment, classification and relief programs can affect the result.

09 / Healthcare

Make your care part of the move.

Begin with the health systems below, then check specific doctors, services, insurance participation and new-patient availability. Test the trip from each home you’re considering rather than using a countywide travel-time estimate.

UT Medical

Use the health system’s doctor and location directories to research primary and specialty care.

Covenant Health

Research Parkwest Medical Center in West Knoxville and Fort Sanders Regional Medical Center near downtown, along with outpatient locations.

Tennova Healthcare

Research North Knoxville Medical Center in Powell and Turkey Creek Medical Center in West Knox County.

10 / Airport

Flying in? Start with TYS.

McGhee Tyson Airport serves the Knoxville area from Alcoa, in neighboring Blount County.

The airport’s GPS address is 2055 Alcoa Highway, Alcoa, TN 37701. Check flights, parking, ground transportation and construction updates directly with the airport. Routes and schedules change, and the drive depends on your starting address and traffic.

11 / Moving paperwork

Put these on your first-month list.

Driver’s license

Tennessee says new residents with an out-of-state driver’s license must obtain a Tennessee license no later than 30 days after establishing residency. Review current identification, residency and other document requirements before making an appointment.

Vehicle title & registration

Vehicle registration is handled through the resident county clerk. Document needs vary by title, lien and vehicle situation. Review Tennessee’s initial-registration checklist and confirm the process with the Knox County Clerk.

12 / Getting around

Try the commute you’ll actually make.

I-40, I-75 and I-640 connect major parts of the region. Pellissippi Parkway/I-140, Kingston Pike, Chapman Highway, Clinton Highway, Broadway/Maynardville Pike and Emory Road may become part of your daily route.

Drive from the home to work and your regular destinations at the times you expect to travel. Check school traffic, bridge routes, construction and UT event days. If you rely on transit, verify the actual stop, service hours, transfers and accessibility through KAT’s trip planner before choosing a home.

13 / Land & rural homes

Look beyond the pretty kitchen.

Five acres on paper and five usable acres can be very different things. For land, outbuildings and rural homes, the details deserve their own inspection.

Use & restrictions

Review zoning, deeds, recorded restrictions and HOA documents. Verify rules for livestock, chickens, gardens, RVs, workshops, accessory dwellings and rentals. “Unrestricted” in an advertisement is not a legal determination.

Boundaries & access

Review a current survey, title documents, easements and legal access. Confirm private-road maintenance agreements, driveway ownership and access for emergency and service vehicles.

Septic & water

Get septic permits, approved bedroom capacity, field locations and repair history. Ask about replacement-area needs. Test private well water and inspect equipment with qualified professionals.

Buildability & costs

Check terrain, drainage, soils, flood risk and utility extensions. Verify permits for existing improvements. Consult the permitting office and qualified professionals before assuming land can be divided or built on.

14 / Weather & drainage

Pay attention to where the water goes.

Plan for warm, humid summers, changing seasonal weather, heavy rain and occasional winter snow or ice. Check current forecasts and warnings through the National Weather Service in Morristown.

At the property, inspect gutters, downspouts, slopes, retaining walls, crawlspaces and signs of standing water. Ask about past water intrusion and drainage repairs. Steep drives and shaded rural roads deserve attention in winter.

15 / Enjoy East Tennessee

Leave a little room for the outdoors.

Close to home

Explore Ijams Nature Center, Knoxville’s Urban Wilderness, local parks and greenways. Compare actual trail access, parking, opening hours and accessibility for the activities you enjoy.

Beyond the neighborhood

Research Tennessee River recreation, Fort Loudoun and Melton Hill lakes, and trips to Great Smoky Mountains National Park. Confirm public access, water conditions and any permits before heading out.

UT Knoxville also offers cultural and sporting events. Check calendars and traffic plans when scheduling showings or travel near campus.

16 / Before you buy

Your Knox County pre-purchase checklist.

Use this as a starting point for questions during your home search. Check items as you research; print or save a copy for your property file. Selections last only while this page stays open.

Work with qualified inspectors, surveyors, title professionals and the appropriate local offices for property-specific determinations.

17 / A few common questions

Moving to Knox County TN: FAQs.

Is Knoxville the same as Knox County?

No. Knoxville is a city within Knox County. Many Knoxville mailing addresses are outside city limits. Confirm jurisdiction using the parcel and the responsible local office.

How do I check Knox County school zones?

Use the school-zone search linked in the schools section for the exact address. Confirm assignments and any planned changes directly with Knox County Schools before relying on them.

Who provides utilities in Knox County?

It depends on the address and the service. KUB, LCUB and several utility districts appear in the city’s official directory. Confirm each service directly with the provider.

Can I get fiber internet at a rural home?

Possibly, but availability is address-specific. Check KUB Fiber, LCUB and other providers, then confirm installation timing and any construction costs before relying on service.

Will I pay Knoxville city property taxes?

That depends on whether the parcel is within Knoxville city limits. Check the current parcel record and applicable city and county tax information; a Knoxville mailing address does not decide it.

Can I keep chickens, goats or horses on acreage?

Verify zoning, recorded restrictions, HOA rules and any permit requirements for the parcel and proposed use. Acreage alone does not establish permission.

Where is Knoxville’s airport?

McGhee Tyson Airport (TYS) is in Alcoa, in neighboring Blount County. Use the airport website for current routes, parking and construction information.
