Get to know Farragut.

A town west of Knoxville, with greenways, parks and everyday destinations to explore.

Farragut is a separate incorporated town in Knox County. A Knoxville or Farragut mailing address does not establish town limits, school assignments or service providers. Check the parcel before making comparisons.

Start with your housing budget and the places you use every week. Compare the home's condition, layout, outdoor space and actual routes to those destinations.

Compare homes by the details.

Established homes & subdivisions

Compare age, renovations, lot layout, HOA documents, fees and architectural approval requirements. Verify permits for major improvements.

Newer homes & construction

Review what the price includes, completion timing, warranty terms, drainage and surrounding development. Visit the actual lot.

Outdoor space & intended use

Check setbacks, easements, slopes, drainage and recorded restrictions before planning a pool, workshop, fence or accessory structure.

Farragut & nearby areas

Separate homes inside town limits from listings marketed as the Farragut area. Check jurisdiction and school assignments for each address.

Inventory and pricing change. Debbie can help you compare current listings and recent sales for the kind of property you need.

Schools: check the exact address.

Use Knox County Schools’ school-zone search for the home you are considering. Confirm elementary, middle and high school assignments, enrollment requirements, transportation and any announced changes directly with the district.

A nearby school, neighborhood name or listing description is not an assignment guarantee. Compare programs, services and logistics according to your own priorities.

Set up utilities—and verify connections.

Electricity

The Town lists Lenoir City Utilities Board for electricity. Confirm service, deposits and transfer timing for the address.

Water & sewer

First Utility District is the Town’s listed water and sewer provider. Verify both connections, account setup and any capacity or tap-fee questions.

Natural gas

The Town lists Knoxville Utilities Board for natural gas. Confirm whether the home has an active connection and arrange service directly.

Internet & fiber

Check LCUB broadband and other providers by exact address. Ask about installable service, upload speeds, construction charges and the first available installation date.

05 / Farragut relocation guide

Trash, recycling & fire protection.

The Town’s new-resident checklist says garbage and recycling pickup are not provided by the Town. Ask whether your HOA arranges collection or whether you need a private hauler. Confirm schedules, accepted materials and fees.

The checklist also directs residents to register for Rural Metro fire protection. Confirm coverage, subscription arrangements and charges for the property directly with the provider. For an emergency, call 911.

06 / Farragut relocation guide

Property taxes & the ownership budget.

The Town currently states that it does not levy a municipal property tax. That does not mean a home is free of property taxes: check the county bill, parcel assessment and any other applicable charges with the responsible offices.

Compare insurance, HOA dues, utilities, fire-protection arrangements and maintenance alongside the mortgage. Ask for current bills; a seller’s costs may differ from yours.

Everyday errands & getting around.

Use Kingston Pike, Campbell Station Road and the nearby I-40/I-75 corridor as starting points for planning trips. Compare routes toward West Knoxville, downtown Knoxville, Oak Ridge and your actual workplace entrance at the times you expect to travel.

Turkey Creek and the Kingston Pike corridor are reference points for shopping and services. Map the grocery store, pharmacy and other stops you will actually use. Check traffic, construction, driveway access and the trip home after dark.

Healthcare & airport planning.

Research Parkwest Medical Center and other Knoxville-area providers according to the care you need. Confirm services, insurance participation and appointment availability, then test the drive from the home.

McGhee Tyson Airport serves the Knoxville region from Alcoa. Check current flights, parking and construction information directly with the airport. Airport travel depends on your route and traffic; avoid relying on a single area-wide drive-time estimate.

Parks, greenways & time outdoors.

Explore the Town’s park and greenway system, including McFee Park, Anchor Park, Founders Park and Mayor Bob Leonard Park. Check the official map for trail connections, parking and amenities, then compare actual access from each home.

Review current programs, facility reservations and seasonal hours through Farragut Parks & Recreation. For regional outings, use the Knox County guide to explore lake access and other East Tennessee destinations.

Before you buy: permits, drainage & restrictions.

Review town zoning, setbacks and permit requirements together with recorded deed restrictions and HOA rules. An attractive backyard does not establish permission for your planned project.

Inspect grading, gutters, retaining walls, crawlspaces and drainage paths. Ask about water intrusion and storm repairs. Review flood information, survey details, easements and the condition of older systems with qualified professionals.

Use the Town’s maps to research zoning and nearby projects. Confirm the current status with Planning & Codes before relying on a map or marketing description.
