Lake country. Country roads. Room for your next chapter.
Explore Ten Mile homes, rural acreage, Watts Bar Lake access and the practical details of a move to the Roane County area—with Debbie Herb helping you look beyond the listing photos.
Ten Mile is an unincorporated community and mailing area associated with Roane and Meigs counties in East Tennessee. Its rural roads and Watts Bar Lake setting draw buyers looking for homes with land, lake-oriented properties and a different pace from a larger town.
This guide is part of Debbie’s Roane County relocation resources, with particular attention to the Roane side of the Ten Mile area. The mailing address is only a starting point: verify the parcel’s county before researching school assignments, taxes, permits or services. A Ten Mile address does not mean every property shares the same rules or providers.
Begin with your budget, everyday destinations and what you want the property to do for you. Then compare the practical details: usable ground, driveway access, internet, utilities and the full trip to work or groceries.
Compare waterfront, lake views, deeded access and nearby public launches as separate features.
Investigate slopes, drainage, legal access, restrictions, septic and well condition before planning improvements.
Confirm Roane or Meigs County using the parcel record. The responsible school system and offices depend on the actual location.

Use these settings to compare properties, rather than treating them as official neighborhoods, municipal limits or school zones. Ten Mile is a rural community, and two homes with the same postal place name can have different county, road and service arrangements.
For parcels in Roane County, start with county property records and the applicable service providers. Map the complete routes toward Kingston, Harriman and your regular destinations.
Peninsulas and coves can offer an appealing setting while adding time to errands. Compare seasonal water access, road grades, the slope to shore and the actual launch or marina you would use.
Compare open and wooded ground, fencing, outbuildings and the location of practical garden or building areas. An acreage total does not tell you how much land is usable.
Some Ten Mile addresses are in Meigs County. Confirm the parcel and use that county’s schools, property records and permitting resources rather than assuming Roane County rules apply.
Spend part of a scouting day doing ordinary errands from the home. Try the grocery run, pharmacy trip, commute and drive after dark. Check delivery turnaround space, emergency access, road maintenance and how the driveway handles rain.
Compare condition and recent improvements, not just the asking price. Review roofs, foundations, drainage, electrical and plumbing systems, permits and inspection findings.
Read recorded covenants, HOA documents, fees and maintenance responsibilities. Confirm rental rules, outbuilding rules and any planned construction nearby.
Review title, shoreline rights, flood information, dock approvals and winter water depth. A listing photograph cannot establish year-round boat access.
Investigate usable acreage, surveys, legal access, septic suitability, well condition, utility extensions and restrictions before planning a workshop, animals or a second building.
Current inventory and prices change. I can help compare available homes and recent sales around the property type and location you need. For vacant land, build site work, driveway construction and service connections into the budget before deciding what the land is worth to you.
“Unrestricted” needs research. Verify recorded restrictions, applicable city or county rules and the specific use you have in mind with the responsible offices and title professionals.
Confirm the county first, then contact the responsible school district with the full street address and school year. Roane County Schools and Meigs County Schools are separate systems. A Ten Mile mailing address or a nearby campus does not establish assignment.
On the Roane side, Midway Elementary, Midway Middle and Midway High are local schools to research. Verify the actual assigned campuses, transportation, enrollment documents, programs and any planned changes directly with the district. Midway Middle has a Ten Mile address, while Midway High uses a Kingston address—another reason to confirm rather than infer from a town name.
For college and workforce training, research Roane State Community College and TCAT Harriman. Check the program, campus, prerequisites, schedule and full commute before making plans.

Verify each utility using the full service address and parcel location. A neighboring home’s service, a line at the road or a coverage map does not prove a connection at the property. Electric, water, gas and broadband service boundaries can differ.
Use the Roane ECD utility directory as a starting point for Roane County parcels, then confirm the provider, connection, deposit and transfer date directly. For Meigs County property, obtain the address-specific providers from the seller and confirm with each utility.
Confirm sewer separately from public water. For septic, obtain permits, approved bedroom capacity, field and reserve-area locations and repair records. Arrange an appropriate inspection before relying on an existing system.
Arrange well water-quality and equipment evaluation. Ask about yield and maintenance history. For propane, confirm tank ownership, lease terms, delivery access and any transfer charges.
Confirm installable broadband, upload speeds, construction costs and timing with providers. Test phone reception inside the house. Verify collection or convenience-center arrangements with the correct county and service provider.
For land or additional buildings, obtain written service-extension and site-work estimates before setting a budget. Ask whether the planned connection has adequate capacity for your intended use. Working remotely makes an early internet check especially useful.

Ten Mile is unincorporated; use the parcel record to establish whether Roane or Meigs County is responsible. County boundaries affect property records, taxes, school systems and the offices you should contact. The ZIP code or mailing name alone is not enough.
Request the current tax bill, assessment and tax history for the actual parcel. Review classification, any relief or preferential assessment, and the possibility of changes after reassessment or improvements. A previous owner’s payment is not a promise of your future bill.
Before planning animals, a workshop, an RV, manufactured housing, an accessory dwelling, rentals or a subdivision, check recorded restrictions, HOA documents and applicable requirements with the responsible county. Rural property does not automatically mean unrestricted use.
Review deeds, surveys, easements and title findings with qualified professionals. County map layers help orient your research but do not replace a survey. Keep written confirmations for intended uses and proposed improvements in a property file.

Make your regular care part of the home search. Compare primary care, pharmacies, dental care and hospital routes from the exact property. Lake roads and rural distances can make a trip less direct than it appears on a map.
Covenant Health Roane in Harriman is a hospital resource for the Roane County area, with emergency care, imaging and rehabilitation among its services. Compare other regional providers according to the care you need, and confirm services, insurance participation and new-patient availability directly.
For an outlying property, verify the emergency address, driveway access, gates, bridge or culvert condition and mobile reception. Keep prescription transfers and recurring appointments on your moving list. For an emergency, call 911.

The important commute is the one from the driveway to your actual destination. Ten Mile properties can sit along rural roads or lake-oriented routes, so include the local drive before any highway or interstate travel.
For jobs in Kingston, Harriman, Knoxville, Oak Ridge or another regional location, map the full route and try it during your expected work hours. Check curves, shaded roads, construction and alternatives. For secured work sites, confirm the authorized entrance and access procedures.
McGhee Tyson Airport (TYS) in Alcoa serves the Knoxville region. Review flight and parking options directly and compare the complete airport trip from each home. Frequent travelers should include that drive in the search.
If you need transportation assistance, ask the responsible county about current programs, then confirm eligibility, reservation requirements, fares and service availability with the provider. Do not assume a fixed-route bus or app-based ride will reach a rural address.

Watts Bar Lake is a major part of the Ten Mile area’s identity. Boating, paddling, fishing and time along the shoreline are possibilities to research through the lake’s recreation resources and individual operators.
Compare the actual ramp or marina you would use with the route from home. Verify public versus private access, parking, fees, operating seasons and conditions before visiting.
Investigate shoreline rights, TVA approvals, existing dock compliance and permit-transfer requirements. A waterfront listing does not establish dock eligibility or permission for shoreline alterations.
Review TVA lake information and ask about water depth during drawdown. A summer photograph may not show winter access, exposed shoreline or the practical slope to a dock.
Check current boating and fishing rules and fish-consumption advisories. Near dams, follow posted warnings and water-release information. Nearby TVA land does not establish a legal route from a private parcel or permission for unrestricted use.
For broader outings, explore Roane County parks and regional recreation using the actual driving route. Choose the activities you enjoy first, then compare access and upkeep with your budget and property plans.

Plan shopping and dining around the property’s real location. Compare local stops and lake-area businesses with the fuller grocery, pharmacy, hardware and service trips you expect to make toward Kingston, Harriman, Decatur or another destination.
Use tourism directories and individual business websites to research dining and recreation services, then verify current hours and seasonal operations directly. A scouting visit should include a normal grocery run as well as the scenic lake drive.
For acreage, include veterinary care, feed, equipment repair, propane and delivery access. Check whether moving trucks and service vehicles can turn around at the house. Ask which delivery services will reach the address and where packages are left.
Make a simple weekly route list. Knowing how often you need to leave the property helps compare a lake peninsula, a country road and a home closer to your regular destinations.
A Ten Mile move can connect rural or lake-oriented living with work elsewhere in the region. The broader economy includes healthcare, education, manufacturing, services, recreation and energy-related employment. Compare the home with your actual workplace and schedule rather than relying on a countywide commute estimate.
Roane ECD and individual employers are starting points for current career research. TVA’s Watts Bar Nuclear Plant is near Spring City, not in Ten Mile; verify the work site, route, entrance and access requirements before assuming it is convenient from a particular home.
For remote work, confirm broadband installation, upload speeds, mobile reception and a suitable backup. For a home business, check restrictions, applicable requirements, delivery access and utility capacity. An announcement or planned investment does not guarantee an open job.

Compare the full cost of ownership: taxes, insurance, utilities, internet, HOA fees and maintenance. A rural property can add gravel, tree work, drainage, fencing, septic service and equipment costs. A lake home can bring separate shoreline and dock responsibilities.
Review disclosures and inspection findings for past water intrusion and storm damage. Check gutters, crawlspaces, retaining walls, creek crossings and shaded drives. Heavy rain and occasional winter ice can affect access even when the house itself looks straightforward.
Before moving, review Tennessee driver’s-license and vehicle-registration requirements with the state and county clerk. Schedule utilities, insurance, internet installation and prescription transfers. Keep permits, survey, title documents and written provider confirmations together in a property file.

Contact the responsible county school system with the exact address and school year. A postal place name or nearby campus does not establish assignment.
No. Review shoreline ownership, TVA approvals, existing compliance and transfer requirements. Some waterfront parcels do not qualify for a private dock.
Verify recorded restrictions, easements, HOA rules and applicable county requirements for your specific plan. Rural acreage alone does not establish permission.
Each service needs an address-specific check. Confirm an actual connection or installation with the provider, and review well, septic or extension needs separately.
