01 / Get your bearings

Thinking About Moving to Union County?

Union County sits north of Knoxville, with Maynardville as its county seat and Norris Lake shaping much of its northern landscape. Maynardville, Luttrell, Plainview and Sharps Chapel offer different starting points; the right fit depends on your housing needs, budget and everyday destinations.

A lake view, wooded ridge or room for a garden can be a wonderful starting point. Then we look at the practical details: the drive to work, the grocery run, internet installation and what the property can actually support.

Schools

Confirm current assignments with Union County Public Schools using the exact address.

Utilities

Electricity, water, wastewater, gas and broadband need separate service checks.

Property taxes

Review county taxes, any municipal bill and the current parcel record.

Healthcare

Locate local clinics and map the route to your hospital and regular providers.

Getting around

TN 33, TN 61 and TN 131 are useful routes to compare; lake peninsulas and rural roads can add travel.

Land & lake homes

Investigate usable acreage, restrictions, legal access, septic and any shoreline rights.

02 / Explore the map

Towns, Communities & Lake Country

These names help orient your search. They are not school assignments, municipal boundaries or guarantees about an individual property.

Maynardville

The county seat is a useful starting point for everyday errands and county offices. Compare established homes near town with properties farther along Maynardville Highway and surrounding roads.

Luttrell

Explore this eastern Union County community and compare routes along TN 61 and TN 131. Verify the county and service providers when a listing uses a nearby mailing address.

Plainview & Paulette

Compare southern Union County locations for access toward north Knoxville. Test the actual driveway-to-workplace route and confirm boundaries, utilities and school assignment.

Sharps Chapel

Explore rural and lake-oriented properties north of Maynardville. Peninsula roads can make the drive to groceries, appointments and work different from what a map’s straight-line distance suggests.

Norris Lake communities

Compare lake views, frontage, community amenities and access around the county. Verify shoreline rights, dock documentation, HOA rules and seasonal water conditions for each parcel.

Big Ridge & rural roads

Explore the countryside around Big Ridge and other rural areas using your needs for usable land, workshops or gardens. Investigate terrain, legal access and services before deciding.

Visit at different times of day. Check road grades, noise, delivery access and the route to your regular destinations. A weekend visit and a workday can feel quite different.

03 / Schools

Schools in Union County

Union County Public Schools lists Union County High School, Horace Maynard Middle, and elementary schools at Big Ridge, Luttrell, Maynardville, Paulette and Sharps Chapel.

Contact the district with the exact address and move year to confirm assignment, transportation, enrollment documents and available programs. A nearby school or a listing-portal label does not confirm assignment.

Ask about current campus locations and transitions, particularly for Horace Maynard Middle. For college or career training, compare regional institutions by the program, campus and schedule you need.

04 / Set up the essentials

Utilities: Check Each Service Separately

Ask for recent bills, then confirm each service with its provider using the exact address. A line at the road does not prove a connection, capacity or an affordable extension.

Electricity

Powell Valley Electric Cooperative serves parts of Union County. Provider boundaries vary; confirm the actual utility, meter, transfer requirements and extension costs for the parcel.

Water

The City of Maynardville and Luttrell-Blaine-Corryton Utility District are starting points for water-service research. Other service areas or private wells may apply. Verify the supplier, connection, pressure and tap costs.

Sewer & septic

Public water does not establish sewer service. Confirm any municipal sewer connection separately. For septic, obtain permits, approved bedroom capacity, field and reserve-area locations, maintenance records and an appropriate inspection.

Heating fuel & propane

Ask how the house is heated and confirm any claimed natural-gas connection directly. For propane, check tank ownership or lease terms, delivery access and supplier options.

For wells, investigate water quality, yield, pump equipment and replacement costs with qualified professionals. On vacant land, verify septic suitability and obtain written utility and site-work estimates.

Ask county or city offices about disposal sites, accepted materials and current hours. Compare private trash hauling where needed and verify that pickup reaches the road or driveway.

05 / Work from home

“Internet Available” Needs a Follow-Up Question

A provider serving a ZIP code does not guarantee an installable connection at the house. Rural Union County buyers should confirm service early, especially when working remotely.

Check the FCC broadband map, then contact the listed providers with the full service address. Ask about upload and download speeds, connection type, installation date, construction charges, data limits and backup options. Test mobile reception inside the home and along the driveway.

A coverage map starts the conversation. A provider confirming it can install the service you need is much more useful. Let’s investigate before the house becomes your new Zoom headquarters.

06 / City or county?

The Mailing Address Is Only Part of the Story

A Maynardville, Luttrell, Plainview or Sharps Chapel mailing address does not alone establish municipal jurisdiction. Confirm county and city boundaries using the parcel record and the responsible offices.

Ask the applicable county or municipal office about permits, land-use requirements, fire protection, trash and your proposed improvements. Review HOA rules, recorded restrictions and road responsibilities separately.

07 / Plan your budget

Read the Tax Bill Behind the Listing

Tennessee residential property is generally assessed at 25% of its appraised value. The tax rate is expressed per $100 of assessed value. Confirm classification, assessed value, current rates and any municipal tax for the parcel.

Illustration only$400,000 × 25% = $100,000

At that appraised value, the residential assessed value would be $100,000. Annual tax = assessed value ÷ 100 × applicable tax rate. This is not a Union County tax quote.

Ask for the current bill and tax history. Reassessment, changes to improvements, classification and relief programs can affect the amount. For acreage in a preferential assessment program, investigate eligibility and possible rollback consequences before changing use.

08 / Cost of living

Budget for the Whole Property

Tennessee does not impose state income tax on earned income. That is one piece of the moving budget, not the whole budget.

Compare property and sales taxes, insurance, utilities, internet, any HOA fees and the cost of maintaining the home and land. Rural ownership can also mean driveway gravel, tree work, fencing, well equipment, septic maintenance and a longer grocery trip.

The useful question is: What will this particular property cost me to own? I’ll help you gather the property information; a qualified tax professional can address your personal tax situation.

09 / Healthcare

Make Your Care Part of the Move

Start with the care you use regularly, then locate providers and hospital options from the exact property. Confirm current services, insurance participation and new-patient availability directly.

Routine care

Locate primary care, pharmacies, dental care and recurring appointments in the Maynardville area or along your regular route. Ask about hours, accessibility and appointment availability.

Hospital & specialist trips

Compare Knoxville-area hospitals and specialists based on the care you need. Include the full drive and parking, especially from Sharps Chapel or lake roads.

Emergency planning

Know the property’s address, road access and route to emergency care. A clinic or health department is not a hospital emergency department. For an emergency, call 911.

Public health

The Union County Health Department is a starting point for local public-health services. Check current appointments, eligibility and service details with the department.

10 / Getting around

Try the Commute You Will Actually Make

TN 33, including the Maynardville Highway corridor, is an important connection toward north Knoxville. TN 61 and TN 131 help connect other parts of the county. Compare routes for the specific property rather than assuming every Union County address has the same access.

For Knoxville, Clinton, Norris or Oak Ridge destinations, map the whole driveway-to-workplace trip. A Sharps Chapel or lake-peninsula address can add substantial local-road travel before you reach a main corridor.

Drive at your expected work hours. Check curves, grades, school traffic, roadwork, winter shade and alternate routes. No single countywide commute estimate works for every home.

11 / Airport

Flying In? Plan the Whole Trip

McGhee Tyson Airport (TYS), in Alcoa in Blount County, serves the Knoxville region. Check flights, parking, ground transportation and construction updates directly with the airport.

From Union County, airport travel depends considerably on your starting point and route. Map the trip from the exact property and leave room for traffic. For frequent travel, include that drive in your home comparison rather than relying on a broad “near Knoxville” description.

12 / Moving paperwork

Put the Paperwork on Your Moving List

Review Tennessee’s new-resident driver’s-license requirements and the identification and residency documents needed before making an appointment. Vehicle title and registration questions go through the resident county clerk; requirements vary with the title, lien and vehicle situation.

Keep your moving records together and confirm the current process for your move date. This is less entertaining than choosing a porch swing, but much easier to handle with the right documents in hand.

13 / Land & rural homes

Acreage Deserves Its Own Research

Union County is a place to explore wooded land, homes with acreage and possible mini-farm or workshop properties. Availability changes, and the words in a listing do not determine what you can build or do.

Usable land

Look at slope, drainage, soils and the location of practical building or garden areas. Five acres on paper and five usable acres can be very different things.

Restrictions & intended use

Review deeds, title, HOA documents and applicable local requirements. Verify animals, RVs, manufactured homes, accessory dwellings, workshops, rentals and subdivision plans before buying.

Legal access

A visible driveway is not proof of legal access. Review easements, surveys, shared-road agreements, maintenance obligations and access for emergency vehicles.

Septic, wells & extensions

Check permits and approved bedroom capacity, reserve-area needs, well condition and water quality. Obtain written utility-extension and site-work estimates for land.

Flooding & drainage

Check FEMA maps, disclosures, creek crossings and drainage patterns. Flooding can happen outside mapped high-risk areas; discuss insurance and inspection findings.

Title & property history

Ask title and survey professionals about boundaries, encroachments, mineral or timber rights and recorded easements. Verify permits for existing improvements.

I enjoy the detective part. We will bring in the appropriate inspectors, surveyors, title professionals and permitting offices for the determinations that need their expertise.

14 / Enjoy East Tennessee

Norris Lake & Big Ridge Days

Lake outings, wooded trails and time outdoors are part of Union County’s appeal. Check current access, conditions, reservations and activity rules before heading out.

Norris Lake

Compare marinas, launch ramps and the drive from home to the water. Ask about seasonal water levels, storage, launch fees and boating rules. A lake view is different from deeded water access.

Big Ridge State Park

Explore this Union County park for hiking, camping, cabins and lake recreation. Check current alerts, seasonal amenities and reservations with Tennessee State Parks.

Sharps Chapel & lake roads

Explore the lake-country setting while checking the practical details: public versus private access, road grades, parking and travel time to the launch you would use.

Gardens, animals & outdoor plans

For a garden, mini-farm or outdoor hobby, research usable terrain, soils, water, fencing and recorded restrictions. Nearby public land does not establish legal access or permission to ride from a private parcel.

Buying near Norris Lake?

Verify TVA land rights, shoreline approvals and existing dock compliance. Not all waterfront property is eligible for a dock. Ask TVA about permit requirements when ownership changes, and review seasonal water depth, slope to the shore and community restrictions.

15 / Everyday life

Shopping, Services & Property Types

Explore everyday grocery, pharmacy, hardware, banking and other services in Maynardville, Luttrell and nearby communities according to the home’s location. Confirm store hours and the services you need. For broader shopping or specialist appointments, include Knoxville-area trips in your comparison.

In-town & established homes

Compare age, updates, maintenance, parking and municipal services. Review permits and condition rather than assuming an older or renovated home is ready for every use.

Lake-oriented homes & cabins

Compare year-round access, HOA costs, rental rules, insurance and actual water access. A lake view and lake frontage are different features.

Homes with acreage

Investigate gardens, workshops or possible mini-farm uses through usable terrain, fencing, soils, restrictions and utility capacity.

Land & manufactured homes

Confirm approved building sites, septic, road frontage or easements, installation requirements and financing eligibility before treating the property as move-ready.

Rural errands also include veterinary care, feed, equipment repair, propane delivery and moving-truck access. Test the turnaround area and ask whether delivery vehicles will use the driveway.

16 / Four seasons

Pay Attention to the Driveway—and the Water

Plan for warm, humid summers, seasonal changes, heavy rain and occasional winter snow or ice. Elevation, shade and exposure can make a particular property feel different from a forecast for a nearby town.

Check steep drives and shaded roads, ask who maintains them and look for drainage issues around the house. Inspect gutters, retaining walls, crawlspaces and creek crossings. Ask about past water intrusion, storm damage and power-outage preparations.

The scenery deserves your attention. So does where the rain goes. Review current forecasts and warnings, property disclosures, flood information and insurance options before making assumptions.

18 / A few common questions

Moving to Union County: FAQs

Can I commute to Knoxville or Oak Ridge?

Research the exact property and workplace. TN 33 is an important Knoxville connection, but rural roads and lake peninsulas can add substantial travel before a main corridor. Test the trip at your usual work hours.

Which communities should I explore?

Start with Maynardville, Luttrell, Plainview and Sharps Chapel, then compare rural and lake communities using your budget, housing needs and regular destinations.

How do I confirm schools?

Contact Union County Public Schools with the exact home address and move year. Confirm assignment, transportation and enrollment requirements directly.

Does lakefront mean I can have a dock?

No. Verify land rights, TVA approval, existing permit compliance and the ownership-transfer process. Some waterfront parcels are not eligible for a private dock.

Can I find unrestricted acreage?

Listings may describe property that way, but verify deeds, title, easements, local requirements and your intended use. Rural acreage does not establish permission for animals, RVs, rentals or additional homes.

Will a rural home have public water, sewer and fiber?

Each service needs its own address check. Public water does not prove sewer service, and a coverage map does not guarantee an installable internet connection.

What should I check on a private road?

Review recorded legal access, a survey, maintenance agreements, bridge or culvert condition, emergency access and lender or insurer requirements.
